Windsor Station construction work begins

Construction is underway on the Windsor Station subdivision that will bring 60 single-family homes to the town on Shiloh Drive.

In a Nov. 13 update on the project, Windsor Town Manager William Saunders stated that the developer had been issued all necessary permits, had installed its construction entrance and had begun site work on the subdivision.

Saunders’ update came after a recent listing of Isle of Wight County land transfers, which noted that First Dominion Land Inc. had transferred 40.024 acres to Windsor Station LLC for $1.2 million.

Windsor Town Councilman and town Economic Development Authority member Jake Redd said, “They closed on the property, so that land transfer has happened, and they are rolling forward right now with getting the utilities and ground work done.”

Redd inquired Thursday, Nov. 21, about a date for when the first homes would be built, and while he was not provided with one, he said the developer plans “to start the home construction right after they get the inspections cleared on the water and sewer lines and the roadwork.”

In a Nov. 21 email, Saunders stated, “The Windsor Station project has started to break ground, and we are excited about having the subdivision as an addition to our housing stock in the town of Windsor. The development company, Ashdon Builders, also developed the adjacent Holland Meadows subdivision, and it is a well-done neighborhood.”

Barry Cross, a representative of Ashdon Builders, stated Friday morning, Nov. 22, “We are excited about this new community in Windsor which will consist of 60 single-family homes with good size backyards so families can enjoy outdoor living as well.”

In May, James “Jay” Randolph, then the Windsor planning and zoning administrator, gave the town’s Planning Commission an update on the Windsor Station project and shared details of its plans.

He noted that Windsor Station’s homes will be traditionally two-story homes with an attached garage, and they will range “from about 2,200 square feet to maybe 3,000 square feet.”

He addressed lot sizes, first noting that most of the lots toward the front of the subdivision, toward Shiloh Drive, will be the smaller lots — approximately one-quarter acre in size.

“As you move toward the middle of the project, they get a little bit bigger, up to about third-of-an-acre size,” he said. “And then the ones at the very back, at the cul de sac, would be your largest lots, which will encompass about an acre, acre and a half, which will also have a resource protection area, a 100-foot buffer (where) they cannot develop around those lots.

“So there should be a good range of different-size lots to accommodate potential buyers’ desire or need as far as their lot size,” he added.

He said that Windsor Station is a significant project that will have a big impact on the town due to current housing values.
